How it works. Taxes and hazard insurance scale with the price, and principal, interest and mortgage insurance scale with the loan. So the calculator solves one equation: Price = (PITIA − HOA − any fixed tax or insurance amounts) ÷ [LTV × (P&I factor + MI ÷ 12) + (Tax% + Hazard%) ÷ 12]. For taxes or insurance, tap “$ per year” or “$ per month” to enter the actual amount instead of a percentage.
Price and loan are rounded down to the whole dollar, so the total lands at or just under your maximum. This tool doesn’t check DTI, loan limits, or financed upfront fees such as FHA UFMIP or VA funding fees.
